Brick House Specifications

  • EXCAVATION – Excavation works for the foundation trenches and the septic pit are carried out in preparation for the pouring of the foundations.
  • FOUNDATIONS – Reinforced concrete is used for the foundations, frames and floors of the building under the supervision of the building engineer.
  • WALLS – External and internal walls will be made out of brick and then covered with three layers of plaster (external walls with a structural break – two rows of bricks).
  • ROOF – Pitched roof with wooden frame and ceramic tiles or flat roof – depending on architect’s drawings.
  • FLOORS – All floors will be tiled, including verandas and balconies. The cost of the tiles used as standard is up to 9 Euros/m². If you should choose more expensive tiles, you will be charged the additional cost.
  • STAIRCASE – The Balustrade of the interior staircase will be of wood or metal.
  • BATHROOM – Bathroom and toilet fittings, as shown in plans, include, as standard, toilet, cistern, sink, bathroom cabinet, shower or bath. Plumbing for a washing machine is included, unless otherwise stated. Bathrooms will be tiled to the height of the doors. A hot water tank is included.
  • KITCHEN – The kitchen will include wooden cupboards – a choice of colours is available. The splash-back behind the taps and along the sink, as well as wall space between cabinets and countertops, will be tiled. A choice of worktop colours is also available. A single sink and drainer will be fitted and the plumbing for a washing machine, if requested, can be in the kitchen.
  • DOORS, WINDOWS – External window frames, balcony doors and shutters will be made of either wood or aluminum; internal doors are of wood.
  • PERGOLA – A pergola will be included, if in the plans.
  • ELECTRICAL WORKS – Electrical installation works include plugs, switches (no light fittings), aerial and telephone points, and the hot water tank in the bathroom.
  • HYDRAULICS/PLUMBING – The property will be connected to the local water supply. There is also a connection to the septic tank, where applicable. The external plumbing also includes down-pipes from the roof and verandas. Finally, all pipe-work will be installed under the internal floor tiles for future installation of central heating.
  • PAINT – The house will be painted white unless otherwise shown in the plans.
  • BUILDING LICENCE, NATIONAL INSURANCE – The cost of the building licence and national insurance is also included in the price of the house.
  • WATER & ELECTRICITY – In some areas there may be a delay with electricity connections, especially if the electricity has to be brought in from a distance. Some areas may also experience water shortages, especially in the peak summer months.
